Michigan Wildlife Solutions | Warranty, Contract & Service Agreement
Warranty Information
At Michigan Wildlife Solutions, we are committed to providing effective, long-term solutions for your wildlife problems. Our work is backed by a comprehensive warranty designed to fit various customer needs. Our primary goal is to identify and address the root cause of the issue and secure all entry points to prevent future occurrences.
Warranty Plans: We offer three tiers of warranty coverage to suit different budgets:
- 1-Year Warranty
- 3-Year Warranty
- 5-Year Warranty
If wildlife breaches our repairs within the warranty period, we will address and rectify the issue at no additional cost. However, please note the following exclusions:
- Property Damage: We are not liable for any damage to your home or property caused by wildlife during the removal process.
- Contact Risks: We do not assume responsibility for injuries resulting from contact with wildlife, such as bites or scratches.
The warranty period begins on the date of service and is transferable to new homeowners. Warranty work will only be carried out once the account is paid in full.
For detailed information about each wildlife control program and the associated warranty, please refer to the specifics outlined below.
Warranties for Your Comprehensive Wildlife Control Program
Estimates/Inspection: The inspection fee is required at the time of the inspection. During the inspection or via email, you will receive an estimate for the recommended wildlife control program. This estimate remains valid for one year from the date of the inspection. Should you decide not to proceed with our recommended services, an additional service fee will be incurred for any subsequent inspections. If you have previously received and paid for an inspection from another company, you may be eligible for our “Free Competitive Bid” program, which may exempt you from additional fees for an estimate. We also provide free inspections for customers within our free inspection service area.
Animal Removal (Bats, beavers, Coyotes, Foxes, Groundhogs, Muskrats, Opossums, Raccoons, and Skunks)
Bat Removal: (Covered)
We stand by the quality of our work with up to a five-year warranty. Our estimates and service contracts cover the complete removal and bat-proofing of your home or building. We address all potential bat entry points by sealing openings measuring 3/8” high by 1 ½” wide. We offer three warranty options:
- Five-Year Warranty: For comprehensive home proofing using professional-grade materials, including ridge guards, 30-year sealant, Xclusion Pro caps, and other durable solutions.
- Three-Year Warranty: For more cost-effective solutions involving ridge-wrap, 1/4" PVC-coated hardware cloth, and 20-year sealant.
- One-Year Warranty: A basic approach that includes using sealants and one-way bat doors to exclude the existing bat colony.
Additionally, you may choose an annual maintenance plan to have your home inspected and sealed, with an additional year of guaranteed protection. The cost of this maintenance will vary based on the complexity of the job. A 50% deposit is required to schedule the work, with the remaining balance due within 10 days of completion. We will address any re-entry of bats at no extra cost. One-way door removal is included at our discretion or upon request after a minimum of 15 days. For winter jobs, we will return in the spring by appointment; for spring and summer jobs, we may return in the fall. One-way doors will not be removed until the account is paid in full. Exclusions are considered complete once the one-way doors are installed. Note: One-way doors cannot be installed during the maternity season of June and July. The removal of one-way doors does not signify job completion nor justify withholding payment. For log cabins and cedar shake roofs, we offer a one-year warranty due to their tendency to shift, which may affect the seal. A reduced yearly maintenance fee is available for ongoing touch-ups to maintain a bat-free home.
Bat Removal: (Not Covered)
Our warranty does not apply if the recommended repairs outlined in your estimate or contract are not completed by Michigan Wildlife Solutions, LLC. Bats entering through open doors or windows are not covered. Dead bats found in the attic or house are not covered under our warranty, although we will remove deceased bats for an additional service fee. Bats roosting on the exterior of the home, behind shutters, under loose siding, beneath eaves, or in unscreened gable vents are not covered. Winter noises may be addressed in the spring, as bat removal cannot be guaranteed during winter. We will return at no additional cost if scratching noises are heard during the warranty period, but if test traps indicate no bats, additional trapping fees will apply for other wildlife, including birds, mice, squirrels, and raccoons. We are not responsible for injuries or medical issues related to bat contact. Any new roofs, weather damage, or exterior damage will necessitate a new inspection, estimate, and repairs to maintain your warranty. Exclusions performed during the hibernation period (October-April) may still result in bat activity, and we can return to remove bats during this time. If clean-up is required, it will be billed separately as an additional service. Please refer to our attic restoration services for further details.
Wildlife Trapping/Relocation Program: The service agreement is valid for 30 days from the date of the initial service call (set-up fee). During these 30 days, we will return to re-bait traps as necessary. The set-up fee is due on the day traps are set.
Please note that traps may capture non-target wildlife. There is no additional charge for removing these animals. Traps will be positioned so that they are visible to customers from a safe distance. It is the customer's responsibility to notify us immediately upon capturing any animals. For nocturnal wildlife, please contact our office or email us before 8 a.m. Animals may be collected the following day if notifications are received after this time. In compliance with legal requirements, we must remove captured animals within 24 hours. Failure to notify us promptly may result in the termination of this contract due to improper treatment of animals.
Traps may be removed without notice if we determine that the wildlife problem has been resolved, even if the wildlife has not been captured. Set-up fees are non-refundable for animals that relocate themselves without being trapped. We may continue trapping beyond the 30-day period if we believe the wildlife issue has not been fully resolved, at our discretion.
For raccoon relocation, eviction fluids may be used. We are not liable for any damages to your home, lawn, or property caused by the animals during the removal process. Wildlife damage repairs are not included in the wildlife relocation service and will be estimated separately.
Only employees of Michigan Wildlife Solutions, LLC are authorized to handle the traps. Unauthorized handling or tampering with traps, such as releasing captured animals, will result in contract avoidance. It is essential to inform all neighbors about the traps on your property. Any person bitten or scratched by an animal should seek emergency medical attention immediately.

Bird Barrier Barrier Bond or White Lightning adhesives only for mounting disks directly to the surface or use the Bird Barrier CLIQ or ZIP Mounts to surfaces only. (Optical Gel MAG does not require adhesive.)

Proof of use for the above-mentioned approved methods must be documented at the time of installation are required when submitting warranty claim requests.
Rodent Control (Mice and Squirrels)
At our company, we are committed to providing effective, poison-free solutions for mice control. Our program is designed to address mice infestations without the use of harmful chemicals. Here’s how our process works:
- Inspection: We begin with a thorough inspection of your home to identify entry points and assess any damage caused by mice.
- Trap Setup: Based on the severity of the infestation, we set approximately 6-12 traps in the attic. This number may vary depending on the extent of the problem.
- Trap Monitoring: Traps will be checked and serviced about 7-10 days later, with appointments scheduled to ensure thorough follow-up.
- Flat Rate Pricing: We offer a flat rate for our mice trapping services, providing a straightforward and transparent pricing structure.
- Estimation: We will provide an estimate similar to our bat-proofing services. Please note, that while we take every measure to prevent mice from returning, we cannot guarantee they will not reappear due to their natural tendency to gnaw. To mitigate this, we recommend scheduling a trap reset at a reduced rate each fall.
Mice Control: (Covered)
We offer a 30-day mice control program without the use of poisons, providing a safer alternative to address your mice/rat issues. Our initial service includes:
- Trap Setup: Installation of traps (if necessary).
- Inspections: Comprehensive inspections of the attic, roof, and home perimeter.
- Sealing: Sealing of one main entry point.
Any subsequent visits to remove dead mice or rats are charged at a flat rate service fee. We provide a detailed written report and a complete estimate for whole-home mice/rat-proofing, which is recommended for long-term solutions. Your estimate is valid for one year. If mice or rats chew through our repairs, we will address the issue at no additional cost for the warranty period.
Mice/Rat Control: (Not Covered)
We do not cover:
- Trap Removal Fees: There is no fee for removing traps. We return to remove mice or rats 7 to 10 days after the initial service, based on a scheduled appointment.
- New Openings: Any new openings chewed through by mice or rats are not covered under the initial service but can be repaired at an additional cost.
- Damage from New Roofs or Weather: Damage from new roofs, weather, or other external factors will void your repair warranty.
- Post-Program Activity: New scratching or activity after the 30-day program is not covered without a service fee. We do not guarantee complete eradication beyond the 30-day period as mice and rats can return by creating new entry points.
Our repairs are intended to control the mice/rat problem and reduce entry points. While 60% of homes can be completely proofed, not all can be fully secured. For ongoing control, we recommend quarterly or annual maintenance programs.
Squirrel Control
Once the homeowner and our team confirm that all squirrels have been excluded, the job will be considered complete. Any new activity after the 30-day period will incur a reduced squirrel exclusion fee, as it will be classified as a new nest. Ongoing monthly visits will not be provided if the homeowner believes there is still an issue beyond the initial exclusion period.
Squirrel Control: (Covered)
Our 30-day squirrel control program is designed to effectively address existing squirrel infestations. The program includes the following steps:
- One-Way Door Installation: We will install a one-way door at the entry point, allowing squirrels to exit but preventing their return.
- Multi-Catch Trap: If squirrels remain within the 30-day service period, we will return and install a multi-catch trap at no additional charge.
- Traps: If necessary, lethal or live traps will be set to capture and relocate the squirrels. Please inform us immediately of any captured squirrels in the live traps.
Upon removal of the squirrel nest, we will seal the main entry point at no extra cost. If multiple potential entry points are identified, we will provide a comprehensive squirrel-proofing quote, which includes screening and repairing eaves, vent covers, caulking, and other necessary measures to prevent other wildlife from entering.
Squirrel Control Program (Not Covered): After the 30-day period, any additional service trips will incur a service call fee or a new squirrel control program fee. Repairs for new openings chewed by squirrels are not included but can be addressed for an additional fee. Please note that new roofs, weather damage, or other external damage to your home will void the squirrel control program.
